I'm living in an apartment that rents by the room and has a zero tolerance drug policy. A new roommate recently smoked pot in her room and filled the apartment with the smell. Upon confrontation during the act, she denied it, and then continued to smoke pot behind her deadbolted door. My question is.. What is necessary for the leaser to terminate her lease pursuant to the contract terms? Is the word of myself and the other person living here (who bore witness to this along with myself) enough, or does management or law enforcement need to see the violation first hand in order to evict?

The lease agreement and its actual wording is going to control. Have it reviewed by an attorney.
