I own a t/h that I am having rented out by a property mgmt co. Our contract with them states no pets and no painting. The tenants painted and had a pet. There are many other issues with the property mgmt co. as well, but if they didn't enforce their part of the contract, can we break it without incurring any fees?

Best to have an attorney familiar with such matters review this contract along with the relevant facts which relate to it and its subject matter
before you decide to withdraw from it unilaterally based upon the alleged breaches of the other party.
